PREFABRICATED HOMES: WHAT ARE THE MAIN ADVANTAGES?

May 10, 2023

Prefabricated housing has greatly evolved in recent years, thanks to numerous technological advances and the quality of materials. At your service for over 30 years, Pro‑Fab has constantly improved its techniques and know‑how with a single goal in mind: to enhance the benefits of prefabricated homes for all our customers.

By reading this article, you’ll discover the steps involved in building a prefabricated home, from creating the plans to delivery on the foundation of your choice. This will allow you to appreciate the incomparable advantages of a modular home.

How is a prefabricated home constructed?

A prefabricated home is composed of several modules that are built in a factory and installed on site by professionals. When it comes to creating the home of your dreams, every detail counts! That’s why the flexibility of our manufacturing methods is a major asset in meeting all your requirements, whatever the layout or architectural style.

From the customization of the plans to finishing, all the steps involved in building a modular home take place in the same place, saving you time…and energy! An added bonus: our team of architectural experts as well as kitchen and interior designers at Centre ProFab Design will guide you through every decision so that you can make all your choices in a single day.

WHAT ARE THE DELIVERY STAGES FOR A PREFABRICATED HOME?

A modular home can be built on a variety of foundations: a regular foundation, a crawl space or piles. If you choose the first option, you’ll have the opportunity to create a basement, representing a practical additional living space. Here, every customer has the chance to customize their dream home—or cottage—to suit their own needs.

The number of modules varies according to each home’s size, scope and characteristics. In the case of a two‑storey house, also known as a cottage, the ground‑floor modules are first installed on the foundation and then the others are added subsequently. Our team of specialists carefully makes the joinery connections to ensure impeccable assembly, strength, and stability.

This means that most electrical, plumbing and ventilation work is carried out in the factory; only the connections need to be made on site. In other words, the manufacturing conditions of a modular home are perfectly controlled, sheltered from the elements and in a safe environment for all workers.

PREFABRICATED HOMES: IS IT FASTER THAN BUILDING ON SITE?

As a general rule, manufacturing a prefabricated home takes between ten and twelve weeks. This process covers everything from the moment you make your choices with the Centre Pro‑Fab Design team to the delivery of the modules on the foundations.

Thanks to our rigorous methods, your home will spend only four to five days on the production line. Once all materials (doors, windows, cabinets, plumbing fixtures, etc.) have been ordered, construction can officially begin a few weeks later. With 12 optimized stations, our experts are able to work with speed and precision.

Once the modules have been delivered to the foundation, carpentry, plumbing, electrical and ventilation connections will take a few weeks. For some large‑scale projects, this could take up to six weeks. It all depends on the scale of the project…and Mother Nature!

The last step before packing your boxes? Interior finishing. This includes plastering, painting and installing floor coverings. You can plan on a lead time of about 5 to 6 weeks before moving into your new home.

That said, prefabricated homes can be delivered almost twice as quickly as a project built entirely on site. When you consider all the unforeseen factors involved in building a new home, there’s no doubt that you’ll be well ahead of the game and enjoy peace of mind!
